The ABCs of a permit application: avoid problems with your work from the start

Are you planning to do any construction or renovation work on your property? Are you planning to install a swimming pool or build a garden shed? To undertake these or similar projects, you need a permit or certificate of authorization.
Avoid problems right from the start: get your permit or certificate of authorization BEFORE:
- starting any work on your property or terrain;
- hiring a contractor or signing a contract;
- order or purchase materials or any installation (to avoid financial loss);
- reserve a date with your supplier.
1. When do I need a permit or certificate?
A building permit is required for any construction, extension or excavation project, as well as for any repair or renovation work affecting the building's façade or structure. A building permit is also required for all other types of interior and exterior work costing more than $10,000. Plumbing, ventilation (mechanical) and electrical work requires a permit at all times, regardless of the amount involved.

2. How can I prepare my application to reduce processing times?
Good preparation is the key to getting your permit delivered on time. To reduce processing times, it's important to :
- fill out the specific form for your application, available on our website at saint-lambert.ca/en/urbanisme;
- provide all the information requested to enable the inspector to verify that the project complies with the prescribed standards. The simple omission of a required document, or even the absence of a signature, forces the person examining your application to multiply the number of questions and “ping-pong” exchanges with you (e-mails, messages, return calls);
- provide a letter of authorization from the syndicate or the proprietor;
- sign the form to make the request official;
- ask all your questions to the Urban Planning, Permits and Inspection Department staff rather than sending an incomplete application.
3. How long does it take to process an application?
The time required to obtain a permit or certificate varies according to the nature of the project, the completeness of the application and the busy season. It can vary from 60 days for standard requests to more than 10 weeks for more complex requests ( SPAIP, minor derogation, demolition, etc.).
4. What does a SPAIP entail?
Before a permit application can be submitted, a project to modify a front façade or an exterior modification visible from a street must first undergo an evaluation and approval process as part of a site planning and architectural integration program (SPAIP). SPAIPs ensure that projects do not upset the urban balance and are harmoniously integrated into the existing built environment.
This type of project requires additional steps to obtain building permits, which must be taken into account in planning the work and in the application process.
